Calm, well-managed homes with clear communication, fair processes and support that respects your time, your work and your family life.

Homes that feel looked-after.

A Nectar home is designed to feel straightforward: clear agreements, simple move-in processes and a team that responds when something needs attention. Whether you are renting as a professional, a contractor or a family, our aim is the same – calm, reliable housing.

What you can expect as a tenant

  • Homes that are clean, safe and properly prepared for move-in.
  • Clear tenancy agreements with no surprise clauses buried in small print.
  • Simple reporting channels for repairs and maintenance.
  • Respectful, professional communication – by email, phone or online.
  • A fair and transparent referencing and application process.
  • Properties across England, in locations with access to work and transport.

At a glance.

We focus on the details that matter most once you actually live in a place – not just how it photographs.

Prepared homes

Properties are checked ahead of move-in, with utilities, safety checks and basics agreed so you can settle in quickly.

Clear processes

From referencing to inventory and check-out, we explain what happens, when and what is expected from both sides.

Responsive support

A defined route for reporting issues and an expectation on response times – not vague promises.

How it works.

A simple path from seeing a property to holding the keys – with no mystery in between.

Living in a Nectar home.

Clarity works both ways. We outline what you can expect from us – and what we ask in return – so the tenancy stays calm and predictable.

What you can expect from us

  • Properties that meet agreed safety and compliance standards.
  • Clear information on rent due dates and how to pay.
  • Defined channels for reporting maintenance and repairs.
  • Reasonable notice for access, inspections and any necessary works.
  • Professional, respectful handling of any issues that arise.

What we ask from you

  • Timely payment of rent and communication if circumstances change.
  • Respectful use of the property and consideration for neighbours.
  • Reporting maintenance issues before they become larger problems.
  • Adhering to any building rules, licensing or HMO conditions where relevant.

A tenancy works best when everyone knows what is expected. We keep that as simple and human as possible.

Eligibility & application.

We keep our criteria clear so you know where you stand before you invest time in a full application.

What we typically look for

  • Proof of income or employment, or other acceptable funding.
  • Right to rent in the UK, as required by law.
  • Previous landlord or accommodation references, where available.
  • Credit and affordability checks appropriate to the property.

If your situation is more complex (for example, relocating, self-employed or contracting), we can discuss alternatives such as guarantors or advance rent, where appropriate and permissible.

What to prepare before you apply

  • Photo ID and right to rent documentation.
  • Recent payslips or proof of income.
  • Current address and contact details for any referees.
  • Details of anyone who will be living in the property with you.

Having these ready can make the process smoother and help us confirm decisions more quickly.

Frequently asked questions.

A few of the things we’re asked most often by prospective tenants.

How quickly do you respond to repairs?

Urgent issues (such as loss of heating, major leaks or safety concerns) are prioritised and escalated immediately. Non-urgent repairs are acknowledged and scheduled within a reasonable timeframe, which we’ll communicate clearly.

Do you allow pets?

This depends on the specific property and landlord instructions. Some homes are pet-friendly; others are not. The listing will indicate this, and we can confirm during your enquiry.

Can I personalise the property?

Light personalisation (such as freestanding furniture and non-damaging décor) is usually fine. Anything involving painting, fixtures or alterations should be agreed in writing before you proceed.

What happens at the end of the tenancy?

We carry out a check-out inspection against the original inventory. Fair wear and tear is expected; significant damage or unauthorised changes may affect the deposit. We aim to make the process clear and calm, not confrontational.
